Rancho Partera C.V. de S.A., is a Mexican corporation that maintains and develops the 15 beach front acres on parcel 70, surrounding the pictured headquarters. This company residence and office was built over 4 years. The main building took two years to complete.

2001, we built a palapa and bathroom. We hired Jose Luis Benson as our architect and builder. This 2003 shot shows the outline as first drawn....it grew as we built it.

Jose Luis laid the water line. Water is trucked to our community pila and flows via this line to all the parcels. We store water in our storage room behind the headquarters. Each lot will have an individual storage tank on their property.

Building a tall garage first is common. This will hold all the building material during construction and later holds the toys...fishing boat, zodiac, sailboat, wind surfer,RV, dune buggy, ATV, tractor, scuba gear, motorcycles, jet ski......what ever makes you happy. This is an outdoor athlete's dream. Note the solar panels on the roof.

All homes in the Punta Chivato area use eco friendly solar and wind power, backed up by propane generators. There is plentiful delivered propane for the stove and gas dryer. Because there is 350 days of sunshine a year......solar works extremely well. The ever present breeze makes wind power a great back up as well.

Mexican builders use concrete block for the basic construction. They import wood from Oregon and carpentry is done by local artisans. Other items may be imported from mainland Mexico or the states. Americans pay 17% duty when importing building materials.

Rancho Partera maintains the right to the federal zone. This means that no one can set up business in front of your house, although the beach belongs to everyone. There are building codes, CC&R's for the community and environmental protections to keep the pristine natural beauty of this area from being destroyed. We as a community are committed to keeping the land, air and sea clean, healthy and natural.
